More than 100,000 homes have been unlocked across Queensland through the state government’s Residential Activation Fund, with the milestone reached less than 18 months after the program was launched.
The Queensland Government says the fund has accelerated housing supply by financing infrastructure such as water, sewerage, roads and power, allowing residential land to be developed more quickly.
The announcement comes as Queensland continues to face housing affordability and supply pressures, with population growth adding demand across both metropolitan and regional areas.
The government said the fund has helped fast track land for housing and that further projects are expected as additional funding is allocated.
Following the first funding round, the government expanded the program, doubling the second round to $1 billion as part of a broader $2 billion commitment.
At least half of the second round funding has been earmarked for projects in rural and regional Queensland, reflecting the government’s focus on housing supply beyond the south-east corner.
The Residential Activation Fund forms part of the Queensland Government’s housing strategy, which includes a target of delivering one million new homes by 2044.
Other housing measures announced by the government include more than $2 billion in joint federal and state funding aimed at unlocking 51,000 homes, including 20,000 for first home buyers.
The government has also committed to releasing underutilised state land for housing, extending the $30,000 First Home Owner Grant for four years, removing stamp duty on new builds for eligible first home buyers, introducing the Boost to Buy shared equity scheme and increasing rental availability by easing subletting restrictions.
The housing strategy includes a pipeline of 53,500 social and community homes by 2044.
Local Government Association of Queensland chief executive Alison Smith said the infrastructure funding provided through the Residential Activation Fund had helped councils address a major barrier to housing development.
She said enabling infrastructure was a critical part of increasing housing supply and that the program had supported councils across the state in addressing infrastructure funding gaps.
Smith said the program demonstrated what could be achieved when state and local governments worked together on housing delivery.
The government has positioned the fund as a key mechanism for increasing housing supply, while housing experts generally point to planning systems, construction costs, workforce availability and infrastructure delivery as factors that will influence how quickly new homes can ultimately be built and occupied.
