
The first homes within South Australia’s newest suburb, Southwark, are now on the market, marking a key moment in the SA Government’s plan to open up more housing options close to the city. Seventeen townhouses at Founder’s Row have been released for sale, forming the first stage of the broader Southwark Grounds project delivered through Renewal SA.
The homes, designed by Studio Nine Architects and constructed by Blag Homes, are rising along Holland Street on the western edge of the precinct. They are still under construction, but the release gives early buyers the chance to secure a place in what is expected to become a neighbourhood of around 1,300 residences over the next decade.
Four floorplans are available, with the architectural approach drawing on the heritage of the area’s brickworks and brewing industry. Rustic brickwork, timber elements, aluminium cladding, green courtyards and upgraded finishes feature across the designs. The release includes a mix of affordable homes, mid-sized options and seven premium townhouses, two of which come with rooftop terraces.
Prices begin at 629,000 dollars for the affordable homes listed through HomeSeeker SA, which include shared equity options via HomeStart Finance. The other properties range from 945,000 dollars for two-bedroom layouts through to 1.495 million dollars for three-bedroom homes with roof decks. Renewal SA says the pricing spread reflects the intention to attract a blend of residents with different incomes and life stages.
Given the high level of interest, the sales process may require a ballot system to handle situations where multiple buyers seek the same property. Early enquiries have been strong since the expressions-of-interest campaign began.
Southwark became an official suburb last month after boundary adjustments shifted part of Thebarton into the new area. The reclassification has paved the way for construction activity to scale up as developers progress through planning approvals.
Minister Nick Champion said the homes mark the start of what will eventually be a large residential community. He said the development has attracted considerable attention and that early purchasers will be able to watch their homes come together while the wider precinct continues to grow. Champion described Southwark Grounds as a project that aims to raise the standard for urban renewal in the state.
Renewal SA’s executive director of sales and corporate affairs, Skye Bayne, said the first release was designed to set a clear benchmark for private developers who will build throughout the precinct. She said the affordable homes will help first-home buyers and lower-income earners enter the market, while larger premium townhouses reflect the location’s appeal and the project’s design ambitions.
Studio Nine Architects principal Nigel Howden said the design draws from Southwark’s industrial history and is intended to shape a cohesive neighbourhood character. He said the first 17 homes have been curated to appeal to a broad mix of people and to help establish the identity of what is expected to become one of Adelaide’s notable new communities.
