Only 45 minutes from Melbourne, Melton is a rapidly evolving suburb, spanning more than nearly 266 km² and situated in Melbourne’s north west.

According to YourLand Developments Director Mark Erskine, Melton South has already carved out an enviable reputation for its well-planned and executed affordability and infrastructure.

With a 820-lot development site called Seventh Bend in Melton South, Mr Erskine said interest in the community has proved really strong, with a sell out release taking place in October. Mr Erskine believes there are seven key reasons why Melton South is selling out.

At a current population of just over 60,000 (2016), Melton keeps surprising Melburnians with its rapid growth. During 2015-2016, the City Of Melton had the fourth fastest (4.4 per cent) and the fifth largest (5,186) growth in Victoria. In particular, Melton South, home of Seventh Bend, increased by 8.1 percent. By year’s end, an expected 122 additional lots will be released to market and sold at Seventh Bend, with the sale plan spanning an anticipated four to six years to meet continued demand.

Young and diverse

With 70 per cent of the population under the age of 45, Melton is attracting younger people and families. Melton is also extremely diverse and is comprised of groups who speak over 80 languages and represent 70 countries.

Amenity wise, Melton has it all. From a train station offering 170 additional train services across the network, variety of schools, shopping options and medical facilities, Melton newcomers will be spoilt for choice with already established functions – no waiting for proposed amenity or approvals. The Victorian State Government has heavily invested into the north and south west into creating and upgrading amenities including sports precincts, play areas and community facilities.

Access to employment opportunities

Only 35km from the Melbourne CBD, Melton locals have easy access to the Western Freeway to get to work. On the local scene, an all-new commercial and employment hub at Mt Atkinson (10km from Melton CBD) will be a well-connected business destination delivering more than 18,000 jobs in a well serviced, connected and attractive environment.

Sounding out the investment

The Victorian State Government has invested $518 million to duplicate rail line between Deer Park and Melton with also a new station at Toolem. Around $1.1 million has been distributed to four Melton schools including Kurunjang Primary School, Melton West Primary School, Staughton College and Wedge Park Primary. The City of Melton also received $14.6 million towards its Western Business Accelerator and Centre for Excellence. With the addition of the Regional Sports Precinct, Melton is a drawcard for families that want it all.

With lots released to market for just $175,000 at Seventh Bend, the community retains an affordable price-point for entry level buyers, as well as investors, upgrading and downsizers.
